Our qualified electricians test the fuse board, wiring, sockets and lights, then give you a clear Electrical Installation Condition Report.
Many Luton homes, from older terraces in Bury Park to flats above shops on Dunstable Road, still have old wiring or fuse boxes. If your report shows faults, we explain them in plain words and quote to fix them. One landlord thanked our electrician for “explaining and discussing everything with me” before fitting a new consumer unit.
What Is an EICR?
An Electrical Installation Condition Report (EICR) checks the fixed electrics in a building: the consumer unit, wiring, sockets, switches and lights. It shows whether the installation is safe to keep using.
Each problem gets a code. C1 means danger now, C2 means potentially dangerous, and C3 means improvement recommended. FI means something needs further investigation.
Who Needs an EICR?
Private landlords in England must have an EICR at least every 5 years. You must give a copy to your tenants within 28 days, to new tenants before they move in, and to the council within 7 days if they ask for it.
Homeowners often get one before buying an older home, or when the electrics have not been checked for 10 years. Businesses use a commercial EICR to meet insurance and fire safety rules.
If Your EICR Fails
A report with any C1, C2 or FI codes is unsatisfactory. You then have 28 days, or less if the report says so, to get the faults fixed.
We quote the remedial work clearly, carry it out, and give you written confirmation that the faults are fixed, which you send to your tenants and keep on file. If the fuse board is old, a new consumer unit is often the simplest fix.
What Happens on the Day
Our electrician tests the circuits one at a time, so there will be short breaks in the power. Most properties take 1 to 3 hours, depending on their size and the number of circuits.
You do not need to be there if we can get access. We can collect keys from your agent and arrange the time with your tenants.
