Our accredited non-domestic assessor surveys the building and lodges your certificate on the national register. Most certificates follow within 24 to 48 hours of the visit.
Landlords, agents and business owners book us for shops in the town centre and industrial units in Dunstable. If the rating is low, the report shows which changes would lift it.
What Is a Commercial EPC?
A commercial EPC rates the energy use of a non-domestic building, from A+ (best) to G (worst). It looks at the building's walls, roof, glazing, heating, cooling, hot water, ventilation and lighting.
It comes with a report that lists changes to cut energy use and raise the rating. The certificate lasts 10 years.
Who Needs a Commercial EPC?
You need one when you sell, let or build a non-domestic building. That covers shops, offices, warehouses, industrial units, restaurants and takeaways.
Landlords also have a minimum to meet. In England, a commercial building you let must be rated E or above. If it is F or G, you must improve it or register an exemption. A self-contained flat above a shop needs its own domestic EPC.
What Happens on the Day
Our assessor walks through every part of the building, takes photos and measures each area. They note how each space is used and check the heating, air conditioning, hot water and lighting.
Plans or drawings help, but you do not need them. We can arrange access with your tenant or collect keys from your agent.
If Your Rating Is F or G
A low rating does not always mean big building work. Many units improve with LED lighting, better heating controls or a newer heating system.
Your report lists the upgrades that would help most. Make the changes, then book a new EPC so the better rating is on the register before you let.
