Our accredited energy assessor comes to the property, usually within the same week, and your certificate is on the national register within 24 to 48 hours.
We carry out EPCs every week for homeowners, landlords and letting agents across Luton, from Victorian terraces in High Town to new flats near the station. As one customer put it: “Prompt to provide an EPC and 24hr turn around on the report.”
What Is an EPC?
An Energy Performance Certificate (EPC) rates how energy efficient a home is, from A (best) to G (worst). It also shows what the home costs to heat and light, and lists upgrades that would lower the bills.
An EPC lasts 10 years. Buyers and tenants can look up any home's EPC online, so a better rating can help your listing stand out.
Who Needs a Domestic EPC?
You need an EPC when you sell a home, let it to a new tenant or build a new one. Estate agents cannot market the property without one.
Landlords also have a minimum to meet. A rented home must have an EPC rating of E or above. If yours is F or G, you cannot start a new tenancy until it is improved, unless the property has a registered exemption.
What Happens on the Day
Our assessor walks through the home and takes photos and measurements. They check the loft and wall insulation, windows, boiler and heating controls, hot water and lighting.
Most homes take under an hour. You do not need to be there if someone can let us in, and we can collect keys from your letting agent.
How to Improve Your EPC Rating
Your EPC report lists the changes that would make the biggest difference. In older Luton terraces the usual wins are loft insulation, a modern boiler with good controls, and LED lighting.
Planning work before you sell or let? Book your EPC after the upgrades are done, so the new rating shows the improvements.
