The surveyor looks at the structure in depth and explains what is wrong, why and how to fix it.
Older houses in High Town or Harpenden can hide damp walls, tired roofs and old repairs behind fresh paint. Knowing the cost before you exchange lets you go ahead, ask for a lower price or walk away.
What Is a RICS Home Survey Level 3?
Level 3 is the most detailed survey in the RICS range. It used to be called a Building Survey. It looks at how each part of the home was built and what state it is in now.
For each defect, the report explains the likely cause, the repair and what happens if you leave it.
When You Need a Level 3 Survey
Pick Level 3 if the home is old, built in an unusual way or in poor condition. It also suits homes with extensions, loft conversions, removed walls or other big changes.
It is a good choice if you plan to renovate. You learn what needs doing before you start, not halfway through the job.
What the Surveyor Looks At
The surveyor goes into more depth than at Level 2. They look in the roof space and at timbers, walls and floors where safe to reach. They check for damp, movement and rot.
They do not open up walls or lift fixed floors. If something needs a specialist, such as a structural engineer, the report tells you.
Repair Advice and Likely Costs
You get advice on each repair, how urgent it is and a guide to the likely cost where possible. That helps you plan your budget before you commit.
You can use the report to agree a lower price. Or ask the seller to do the work before you complete.
