A survey finds the real cause, so you fix the right thing first.
Older terraces around High Town and Bury Park often have solid brick walls. A blocked gutter or worn pointing can then show up as damp inside. We look at the whole picture, inside and out, then explain it in plain words.
What Causes Damp?
Most damp comes from one of three places. Rising damp is water drawn up from the ground into the base of a wall. Penetrating damp is rain or a leak getting in from outside or from pipes.
Condensation forms when warm, wet air meets a cold wall or window. It is the most common cause of black mould in homes.
What We Check
Outside, we look at gutters, downpipes, pointing, render, ground levels and air bricks. Inside, we look at where the damp sits, its shape and any salts or tide marks.
We take moisture readings and look at heating and airflow, such as extractor fans and trickle vents. The pattern tells us which type of damp it is.
Your Damp Report
You get a written report that names the cause of each damp area. It then lists what needs fixing, in order, such as clearing a gutter, repointing a wall or improving airflow.
We find the cause and explain the fix in plain words.
Damp in Rented Homes
Rented homes must be fit to live in, and serious damp and mould can make a home unfit. When a tenant reports damp, find the cause rather than just repainting.
We can arrange access with your tenant. The report gives you a clear record of what was found, which helps you plan the repair.
